Florida’s Best Non-REALTOR® Brokerage

If you’re looking for Florida’s best non-REALTOR brokerage, don’t start by asking which brokerage will simply hold your real estate license without requiring REALTOR® membership.

Ask a better question:

What is the brokerage actually going to do for you?

That’s where the differences get interesting.

There are brokerages where the basic proposition is essentially this: affiliate your license, pay an upfront or annual fee, keep your expectations low, and don’t expect much infrastructure in return.

That may work for someone who wants nothing more than somewhere to place a Florida real estate license.

Easy Realty was built for something entirely different.

We believe choosing not to be a REALTOR® shouldn’t mean choosing not to be a productive real estate agent.

You can be a non-REALTOR® and still want to represent buyers, win listings, build a real estate team, close occasional transactions, grow a referral business, access an MLS when it makes sense, receive meaningful brokerage support and build a serious real estate business.

That’s why we believe Easy Realty has built a compelling case for being Florida’s best non-REALTOR® brokerage.

Non-REALTOR® Does Not Mean Non-Agent

Let’s get the terminology straight first.

A Florida real estate sales associate is licensed through the State of Florida and performs licensed real estate activities under the direction, control or management of a broker. Florida’s licensing system provides separate processes for becoming active, inactive, and changing a broker or employer.

Being a REALTOR® is a different question.

We’ve written extensively about this distinction because it causes enormous confusion among agents. Start with There Is No Such Thing as a “Licensed Realtor” or our detailed comparison of a Non-REALTOR Agent vs. REALTOR Agent. Both are part of our growing library explaining the difference between licensing and private association membership.

Choosing not to belong to a REALTOR® organization doesn’t mean you stopped selling real estate.

You stopped belonging to a trade association.

Those are very different things.

What Should Florida’s Best Non-REALTOR® Brokerage Actually Provide?

This is where we think agents should raise their expectations.

It’s relatively easy to find a bare-bones brokerage model designed to provide very little.

But merely finding somewhere that doesn’t require REALTOR® membership isn’t much of an accomplishment.

What are you actually getting from your brokerage?

At Easy Realty, our answer includes:

  • 100% commission
  • No fee to join
  • No monthly agent fee
  • No annual agent fee
  • No minimum production requirement
  • MLS optionality
  • No requirement to belong to NAR just to affiliate with Easy Realty
  • EasyBot AI-powered brokerage support
  • The Easy Realty Agent Hub
  • Brokerage forms and documents
  • Policy and compliance resources
  • Education and knowledge resources
  • Human brokerage support
  • Optional brokerage services through our Service Hub
  • Listing Coordination when an agent wants additional help
  • Infrastructure for individual agents, part-time agents, occasional producers and real estate teams

We don’t believe 100% commission should mean 0% support. In fact, we’ve written an entire article about exactly that philosophy.

The Easy Realty model is built around a simple idea:

Better Support. Better Economics.

Why Are You Paying a Brokerage Just to Join?

This is a question we think every real estate agent should ask.

Suppose a brokerage charges you $100, $200, $250 or some other amount before you’ve closed a single transaction.

Forget whether the number sounds inexpensive.

Ask:

What am I buying?

Seriously.

What did that fee purchase?

Did you receive technology?

Did you receive meaningful training?

Did you receive transaction support?

Did you receive marketing assistance?

Did you receive brokerage forms?

Did you receive an agent knowledge center?

Did you receive AI support?

Did you receive listing assistance?

Did you receive tools for growing your business?

Did somebody actually help you become a better real estate agent?

Or did you essentially pay for the privilege of becoming affiliated with the brokerage?

We explored this question more broadly in When Did Paying Your Brokerage Become Normal?.

We also built a dedicated guide to the alternative: Florida Real Estate Brokerage With No Fees to Join.

Our position is pretty simple.

You’re bringing business to the brokerage. Why should you have to pay for the privilege of arriving?

And Why Are You Paying Every Year Just to Stay?

The same question applies to annual fees.

What happens if you don’t close anything this year?

You haven’t received commission income.

But the annual fee still arrives.

The monthly fee still arrives.

The technology fee may still arrive.

The E&O charge may still arrive.

Association dues may still arrive.

MLS expenses may still arrive.

Pretty quickly, an agent can discover that doing no business is surprisingly expensive.

Easy Realty takes a different approach.

We don’t want carrying your real estate license with us to become another annual household bill.

That’s why we have no fee to join, no monthly agent fee and no annual agent fee.

Read our complete breakdown at Florida Real Estate Brokerage With No Agent Fees.

If you’re specifically comparing recurring expenses, see Florida Real Estate Brokerage With No Monthly Fees.

And if the fees at your current company have become impossible to keep straight, Why Agents Are Questioning Brokerage Fees goes deeper into the economics behind brokerage charges.

A Non-REALTOR® Brokerage Shouldn’t Be a Parking Lot for Real Estate Licenses

This distinction matters enormously to us.

There is absolutely nothing wrong with an agent who only wants to make referrals.

There is nothing wrong with closing one transaction a year.

There’s nothing wrong with being part-time.

There’s nothing wrong with stepping away from active production for a while.

But those should be the agent’s decisions, not limitations imposed by the brokerage model.

We’ve already written about The Problem With “Referral Status” Brokerages and why we believe agents should think carefully before voluntarily limiting the way they can use their license.

We’ve also explored Life as a Real Estate Agent Without MLS Membership and the alternative to simply parking a license.

Non-REALTOR® doesn’t mean non-producing.

That’s an important part of the Easy Realty philosophy.

Easy Realty Is Built for Agents Who Actually Want to Sell Real Estate

Maybe you close twenty transactions.

Maybe you close two.

Maybe you don’t close anything this year and then an opportunity unexpectedly lands in your lap next year.

Our model needs to work throughout that lifecycle.

A low-volume agent shouldn’t have to spend thousands maintaining infrastructure they barely use.

A productive agent shouldn’t have to surrender a percentage of every commission simply because they’re productive.

And an agent shouldn’t have to move into a stripped-down referral model simply because they don’t want every traditional real estate membership and subscription.

We explained the low-volume economics in Best Real Estate Brokerage in Florida for Part-Time Agents.

And for agents tempted simply to park a license, read Where to Hang Your Florida Real Estate License Without Monthly or Annual Brokerage Fees.

MLS Access Is a Business Decision, Not an Identity

Being a non-REALTOR® and needing MLS tools are two different questions.

Some Easy Realty agents need direct MLS participation because of the way they conduct business.

Others don’t.

That’s why MLS optionality is such an important part of our model.

If you aren’t sure whether you need to maintain MLS access, start with Do Real Estate Agents Need MLS Membership?.

Then read What Does MLS Optional Mean? and MLS Optional vs. MLS Required Brokerages.

For occasional producers, we’ve also tackled the financial question directly in Is MLS Membership Worth It for One or Two Deals a Year?.

The point is not that nobody needs an MLS.

The point is that not everybody needs exactly the same real estate infrastructure.

What If You’re a Non-REALTOR® and Get a Listing?

Great.

We want our agents getting listings.

An agent who doesn’t maintain direct MLS access shouldn’t automatically conclude that the only possible response to a listing opportunity is paying for an entire ecosystem of subscriptions they otherwise don’t need.

We’ve built a complete guide around this question: How Do You List a Property Without MLS Access?.

Easy Realty also offers an optional Listing Coordination Service for agents who want assistance with the listing process.

Again, that’s the difference between providing agents choices and forcing everyone into the same business model.

What If You’re Working With Buyers?

Same principle.

Public property-search technology has changed enormously, but professional representation involves far more than locating a house on a screen.

An agent needs to evaluate what tools they require based on how they actually conduct their business.

We’ve covered that question in depth in Do You Really Need MLS Access to Represent Buyers?.

Choose the tools that make you better at serving our buyer. Don’t pay for something merely because somebody told you every real estate agent is supposed to have it.

What About Real Estate Forms for Non-REALTORS®?

This may be one of the biggest misconceptions of all.

Agents sometimes worry that leaving the REALTOR® ecosystem somehow leaves them without contracts, disclosures or transaction documents.

It doesn’t.

Easy Realty maintains brokerage forms and documents for applicable transactions.

And standardized real estate forms shouldn’t be confused with real estate law itself.

We’ve already addressed this important distinction in Are Florida REALTORS® Forms Required in Florida Real Estate?.

We’ll continue expanding this subject because it deserves substantially more attention.

The real question isn’t whether a document has a familiar logo at the top.

The questions are whether the document is appropriate for the transaction, whether required disclosures have been made, whether the parties’ agreement has been properly documented, whether the form has been properly completed, and whether applicable legal and brokerage requirements have been followed.

Standardized forms are useful tools. They aren’t magic.

Not Paying REALTOR® Dues Doesn’t Mean Giving Up Support

This may be where Easy Realty separates itself most dramatically from the stereotypical low-cost non-REALTOR® brokerage.

We take support seriously enough that we call it fanatical support.

We’ve built an entire article around Easy Realty: The Home of Fanatical Agent Support.

And we’ve built infrastructure behind the claim.

EasyBot: Brokerage Answers Without the Runaround

EasyBot is Easy Realty’s AI-powered support system.

It is designed to help agents find brokerage-related answers and resources quickly, whether the question concerns forms, policies, brokerage procedures, documents or available support resources.

You can see exactly why we built it in Meet EasyBot: The AI-Powered Brokerage Support System Built for Real Estate Agents.

This is especially important because agents don’t always have their questions conveniently between 9 and 5.

Real estate doesn’t work like that.

We don’t think brokerage support should either.

The Easy Realty Agent Hub

EasyBot is only one part of the system.

The Agent Hub brings together Easy Realty’s brokerage resources, including knowledge, documents, policies, support, services, education and agent resources.

Take the complete tour in The Easy Realty Agent Hub: The Home of Fanatical Support.

There’s an important distinction here.

We didn’t eliminate agent fees by eliminating the brokerage.

We’re building the infrastructure we believe agents actually need while eliminating charges that we don’t believe belong in the agent relationship.

Florida Real Estate Agents Don’t Need Another Dashboard

The industry loves selling agents software.

Another CRM.

Another dashboard.

Another app.

Another login.

Another bundle.

Another “technology package” accompanied by another fee.

We think agents often need something much simpler:

an answer.

That’s why we wrote Florida Real Estate Agents Don’t Need More Software. They Need Answers.

Technology should solve problems.

It shouldn’t merely provide another justification for charging agents every month.

Fanatical Support Plus 100% Commission

There’s a persistent idea in real estate that you have to choose.

Keep your commission and fend for yourself.

Or surrender part of your commission to receive support.

We reject that premise.

The commission model and the support model are separate business decisions.

A modern brokerage should be able to operate efficiently enough to provide 100% commission economics and meaningful agent support.

That’s what Easy Realty is attempting to build.

If you’re evaluating other 100% models, our Best 100% Commission Brokerage Features to Look For provides a useful checklist.

Don’t Just Ask What the Brokerage Costs. Ask What It Does.

Here is the comparison we think matters.

TeamsDoes adding agents automatically create recurring brokerage overhead?Model designed to support team growth

That’s what Florida’s best non-REALTOR® brokerage should look like.

Not simply a cheap place to put a license.

A brokerage you can actually use.

Ask Every Organization the Same Question: What Am I Getting for My Money?

This principle goes beyond brokerages.

If you pay for an MLS subscription, ask what you’re receiving.

If you pay association dues, ask what you’re receiving.

If you pay for lockbox access, ask what you’re receiving.

If you pay NAR dues, ask what you’re receiving.

If you pay Florida or local association dues, ask what you’re receiving.

If you pay a brokerage technology fee, ask what you’re receiving.

If you pay an E&O fee, ask what you’re receiving.

If you pay an annual brokerage fee, ask what you’re receiving.

And if the service is valuable to your business?

Pay for it.

We’re not arguing that everything should be free.

We’re arguing something much simpler:

Make every organization earn your money.

Tradition isn’t a value proposition.

“Everybody pays it” isn’t a value proposition.

“We’ve always done it this way” isn’t a value proposition.

Agents should understand exactly what they’re buying and then decide whether it’s valuable to their businesses.

Easy Realty Doesn’t Charge Agents for the Privilege of Showing Up

There’s a philosophical difference here that matters.

A real estate agent brings clients, listings, buyers, referrals, transactions and opportunities to the brokerage.

We don’t believe the first thing that should happen in that relationship is the brokerage sticking its hand out and asking the agent for money.

See also  Florida Real Estate License Parking vs. Active Brokerage Affiliation: What’s the Difference?

We want to help agents create business.

We want our agents listing homes.

We want our agents representing buyers.

We want them building referral networks.

We want them starting teams.

We want occasional agents ready when an unexpected opportunity appears.

And when somebody closes nothing for a while?

We’re not interested in turning inactivity into a revenue stream.

No production minimum.

No monthly agent fee.

No annual agent fee.

No fee merely because another year passed.

Easy Realty Is Not Anti-REALTOR®. We’re Pro-Choice.

This is an important distinction.

The point isn’t to tell an agent that every association, MLS, subscription or industry resource is worthless.

That’s ridiculous.

The question is whether you need it.

If membership has value to your business, consider it.

If direct MLS participation has value to your business, consider it.

If a particular technology helps you close transactions, use it.

If an optional service saves you time and makes economic sense, buy it.

But make the decision because the service provides value, not because somebody automatically bundled it into being a real estate agent.

That philosophy runs through our entire Non-NAR Brokerage Advantage discussion and our guide to How Agents Work Without REALTOR® Dues.

What About Real Estate Teams?

This becomes even more important as agents scale.

A recurring fee that seems insignificant for one agent can become a serious expense when multiplied across 5, 10, 20 or more team members.

That’s why Easy Realty has been developing a completely separate set of resources for Florida team leaders.

Start with Florida Real Estate Brokerage for Teams.

For Central Florida, see Best Real Estate Brokerage for Teams in Orlando.

On the Gulf Coast, see Best Brokerage for Growing a Real Estate Team in Tampa Bay.

The question changes slightly for teams, but the philosophy doesn’t:

Why should adding productive salespeople automatically mean adding unnecessary recurring brokerage overhead?

What About Part-Time and Occasional Agents?

Easy Realty’s model isn’t exclusively for high-volume producers.

In many ways, brokerage economics matter more when you’re doing fewer transactions.

Suppose you close only one or two transactions this year.

Monthly fees don’t care.

Annual fees don’t care.

Membership dues don’t care.

Subscription expenses don’t care.

They continue whether you close 20 transactions, two transactions or none.

That’s precisely why we wrote The Smart Alternative to Parking Your License for Low-Volume Agents.

If you already have a deal developing, also read Have a Real Estate Deal Coming Up? Keep More of Your Commission.

And if your license is currently inactive, see Need to Activate Your Florida Real Estate License for One Transaction?.

What About Experienced Producers?

The same philosophy works in the opposite direction.

An experienced producer shouldn’t automatically have to pay progressively more to the brokerage simply because the agent became better at producing revenue.

That’s one reason the 100% commission brokerage model is so appealing.

The agent builds the business.

The agent develops the relationship.

The agent wins the client.

The agent serves the client.

The agent closes the transaction.

The economics should recognize that.

For a broader comparison, read Is a 100% Commission Brokerage Right for You?.

What About Support When Something Goes Wrong?

This is where cheap becomes expensive very quickly.

The true test of a brokerage isn’t the recruiting presentation.

It’s Tuesday afternoon when you’re in the middle of a transaction and something doesn’t make sense.

Or Saturday morning when a client has a question.

Or when you’re dealing with a document you’ve never seen.

Or a transaction takes an unexpected turn.

Can you actually get an answer?

We’ve explored that exact problem in The Real Cost of a Brokerage That Doesn’t Answer the Phone.

That’s why support isn’t a nice extra at Easy Realty.

It’s part of the model.

So, Is Easy Realty Florida’s Best Non-REALTOR® Brokerage?

We obviously have a point of view.

We think we’ve built it.

But don’t take a brokerage’s advertising claim at face value, including ours.

Compare.

Ask questions.

Look at the economics.

Look at what recurring expenses you’re accepting.

Look at what you’re paying when you close nothing.

Look at what happens when you actually become productive.

Look at the support.

Look at the technology.

Look at the forms.

Look at the resources.

Look at the MLS choices.

Look at whether you’re being pushed into memberships you don’t want.

Look at whether you’re being forced into referral status because you’re not a traditional full-time agent.

And perhaps most importantly:

Look at what the brokerage has actually built for its agents.

We even created A Practical Checklist for Evaluating Any Brokerage Offer for exactly this reason.

Put Easy Realty through that test.

Put every brokerage you’re considering through it.

Then decide.

Don’t Just Find a Brokerage That Lets You Leave NAR. Find One You Actually Want to Join.

That’s really what this comes down to.

The market doesn’t need another place where a non-REALTOR® agent can quietly put a license and disappear.

Florida agents deserve a non-REALTOR® brokerage built for real estate agents who still want to be real estate agents.

Agents who sell.

Agents who list.

Agents who represent buyers.

Agents who make referrals.

Agents who work part-time.

Agents who occasionally close their own transactions.

Agents who build teams.

Agents who want MLS access.

Agents who don’t.

Agents who want modern technology without being buried in technology fees.

Agents who want answers instead of another dashboard.

Agents who expect their brokerage to answer when they need help.

That’s the brokerage Easy Realty is building.

100% commission.

No fee to join.

No monthly agent fee.

No annual agent fee.

No minimum production.

MLS optionality.

EasyBot.

Agent Hub.

Brokerage resources.

Optional services.

Fanatical support.

Most importantly, a fundamentally different relationship between the agent and the brokerage:

We don’t charge our agents to belong here. We support them in doing business here.

That’s why we believe Easy Realty is Florida’s best non-REALTOR® brokerage.

Don’t pay merely to belong. Build a business instead.
