Non-Member MLS Access: MLS Access Without REALTOR® Membership

Real estate agent researching non-member MLS access without REALTOR membership.

Executive Summary

Non-member MLS access is giving real estate agents another choice: access participating MLS services without necessarily belonging to NAR or REALTOR® associations. But finding an MLS with a non-member option is only half the equation. Your brokerage has to support the model too. Learn how non-member MLS access works, why brokerage structure matters, and how Easy Realty approaches real estate differently.

Non-Member MLS Access: MLS Access Without REALTOR® Membership

For decades, real estate agents have been conditioned to think that MLS access and REALTOR® membership are essentially the same thing.

They aren’t.

Non-member MLS access allows licensed real estate professionals, where offered by the applicable MLS, to access MLS services without belonging to the National Association of REALTORS®, a state REALTOR® association or a local REALTOR® association.

Depending on the MLS, you may see it called non-member MLS access, nonmember MLS access, nonmember MLS subscriber, non-member subscription, MLS-only access or simply non-REALTOR MLS access.

Different terminology. Same basic concept.

And increasingly, agents are asking a remarkably simple question:

Can I access the MLS without being a REALTOR®?

In markets where an appropriate non-member option is available, potentially yes.

But discovering that non-member MLS access exists only solves half the problem.

Because you still need the right brokerage.

And that’s where Easy Realty comes in.

What Is Non-Member MLS Access?

A real estate license, REALTOR® membership and MLS access are three different things.

Your real estate license comes from your state licensing authority.

REALTOR® is a membership designation associated with the National Association of REALTORS®.

The MLS is the professional listing and property-information system used by participating brokers and their eligible subscribers.

Those things have historically been packaged together so tightly that generations of agents naturally assumed one required the others.

But that’s not necessarily the case.

Some MLS organizations now explicitly provide subscription structures for licensed real estate professionals who aren’t REALTOR® members.

Phoenix REALTORS® uses the term Non-member MLS Access.

NorthstarMLS describes REALTOR® and Non-Member subscriptions.

Saint Paul Area Association of REALTORS® uses the phrase Nonmember MLS Subscriber.

So don’t get hung up on whether non-member has a hyphen.

Google shouldn’t either.

The terminology varies, but the concept is becoming increasingly visible within the real estate industry.

If you want a deeper explanation of how the pieces fit together, start with our guide to MLS access without association membership.

Can You Access the MLS Without Being a REALTOR®?

Depending on the rules of the MLS serving your market, yes.

In fact, people are already searching Google for phrases like“can I access MLS without being a Realtor,” “do I have to be a Realtor to access MLS,” “how to get access to MLS without being a Realtor,” and“MLS access for non-Realtors.”

Those are all versions of the same question.

We’ve covered that question extensively in MLS Access for Non-REALTORS® and explained what can happen when an agent wants to cancel NAR membership and keep MLS access.

But there’s an important distinction.

Finding an MLS with a non-member option doesn’t automatically mean your problem is solved.

The Real Problem Isn’t Just the MLS. It’s Your Brokerage.

Let’s say you’ve made the decision.

You no longer want to belong to NAR.

You don’t want state REALTOR® association membership.

You don’t want local REALTOR® association membership.

But you still want professional MLS access.

You research your market and discover that an appropriate non-member MLS subscription is available.

Great.

Now where are you going to put your real estate license?

That’s where this gets interesting.

You need a brokerage that supports the non-member MLS model.

The brokerage matters because your access doesn’t exist completely independently of the brokerage through which you’re licensed. Individual MLS rules vary, and an MLS may impose participation, subscription, licensing and brokerage requirements of its own.

So the question isn’t merely:

Can I get non-member MLS access?

The more useful question is:

What brokerage should I join for non-member MLS access?

Our answer is pretty straightforward.

You Need the Right Brokerage. Easy Realty Is That Brokerage.

Easy Realty is a non-REALTOR brokerage deliberately structured around a different model.

Easy Realty agents are licensed real estate professionals, not REALTOR® association members.

That distinction matters.

As we’ve explained in You Can Be an Active Real Estate Agent Without Joining NAR, holding a real estate license and purchasing membership in a private trade association are separate decisions.

See also  What Is MLS of Choice?

Easy Realty takes that separation seriously.

We don’t build our brokerage model around requiring agents to belong to NAR, Florida Realtors or a local REALTOR® association.

Instead, where an applicable MLS offers an appropriate non-member participation or subscription option, the brokerage structure supports agents pursuing that model.

And where an agent doesn’t need an MLS subscription at all, Easy Realty supports that choice too.

That’s fundamentally different from beginning with a traditional NAR-affiliated brokerage structure and attempting to work backward from there.

Easy Realty Already Participates in Major Florida MLS Markets

This isn’t a theoretical business model.

Easy Realty currently participates in three major Florida MLS markets:

  • Stellar MLS
  • BeachesMLS
  • Southwest Florida MLS serving the Naples market

That is an important distinction between Easy Realty and the stripped-down license-parking model many agents encounter when they begin looking for a non-REALTOR brokerage.

Easy Realty is a working real estate brokerage.

Our agents work with buyers.

Our agents work with sellers.

Our agents close transactions.

Our agents can elect to participate in the MLS where appropriate for their business and where the applicable MLS provides an eligible route.

And our agents can choose not to maintain personal MLS access when it doesn’t make economic sense for them.

The precise subscription and eligibility rules aren’t identical everywhere. Every MLS has its own requirements, and agents should evaluate the rules for the MLS covering the market where they actually intend to practice.

That’s not a weakness of the non-member model.

That’s simply how the fragmented American MLS system operates.

If you’ve ever wondered why there are so many separate MLS organizations in the first place, we’ve written about why the United States still has hundreds of MLS systems and taken an even deeper look at the evolution of the MLS from broker exchanges and listing books to modern technology.

Easy Realty Isn’t a License Parking Lot

Now we get to the fun part.

Search for alternative brokerages long enough and you’ll find plenty of places willing to hold a real estate license.

We’ve seen them.

Pay a joining fee.

Pay an annual fee.

Maybe pay monthly.

Maybe pay a minimum-production fee.

Maybe give away part of your commission.

And preferably don’t actually call anybody or require too much support.

The economics can become strangely dependent upon recruiting agents who do very little business.

That’s a perfectly legitimate business model.

It just isn’t ours.

We’ve already explained why parking your real estate license can sell you short and why agents should understand the problem with so-called referral-status brokerages.

Easy Realty isn’t trying to build a better license parking lot.

We’re building the brokerage of the future.

We Don’t Make Money Because You Joined Us

This is one of the simplest differences between Easy Realty and many other brokerage models.

There’s no fee to join Easy Realty.

There’s no monthly brokerage fee.

There’s no annual brokerage fee merely because another year passed.

There’s no minimum-production fee.

Easy Realty’s brokerage economics are built around transactions.

For a standard sales transaction, Easy Realty charges $495 when the transaction closes.

That’s it.

If you’re comparing brokerage economics, read $495 Per Closed Transaction: What That Means in Real Money and Florida Real Estate Brokerage With No Agent Fees.

The fundamental alignment is simple:

We don’t make money because you joined.

We make money when you close.

That gives us a rather strong incentive to help our agents actually conduct real estate business.

We’re Also Not an MLM With Houses

Easy Realty’s business model doesn’t depend upon you building a downline.

You don’t need to recruit five agents who recruit five more agents who recruit five more agents.

We don’t need you spending your career trying to persuade everybody at continuing education to join your organization.

We want agents to sell real estate.

See also  How Do You List a Property Without MLS Access?

That’s considerably less glamorous than drawing an enormous compensation tree on a whiteboard, but we’re comfortable with it.

We’re a real estate brokerage.

Our job is to give agents the brokerage environment, infrastructure and support necessary to conduct real estate transactions successfully.

Then get the hell out of their way.

A Non-NAR Brokerage Doesn’t Have to Mean a Lesser Brokerage

This may be the biggest misconception surrounding non-NAR and non-REALTOR brokerages.

There’s an assumption that agents have two choices.

Choose a giant traditional brokerage with the conventional association model, high overhead, bundled technology and layers of fees.

Or find some tiny mom-and-pop operation that will hold your license cheaply and wish you the best of luck.

There should be a third choice.

That’s what we’re building.

Easy Realty combines the economics and independence of the non-NAR model with the infrastructure you’d expect from a serious modern brokerage.

We’re designed for scale.

We’re designed for producing agents.

We’re designed for part-time agents.

We’re designed for teams.

We’re designed for agents who want MLS access.

We’re designed for agents who don’t.

And we’re building the brokerage around frontier technology and superintelligence, rather than attempting to bolt yesterday’s business processes onto tomorrow’s tools.

We’ve written extensively about why Easy Realty is building an SI operating system rather than another chatbot.

The distinction is important.

Easy Realty isn’t a technology company pretending to be a brokerage.

We’re not trying to sell our agents websites.

We’re not trying to sell agents a CRM.

We’re not charging agents for a “technology package.”

The technology exists to operate the brokerage better.

The brokerage is the product.

Non-Member MLS Access With Real Brokerage Support

Lower brokerage overhead shouldn’t mean lower brokerage support.

That’s another assumption we reject.

We’ve written an entire guide explaining why 100% commission doesn’t mean 0% support.

Easy Realty agents have access to the Easy Realty Agent Hub, where brokerage resources, services, education, policies, documents and support are centralized.

They have EasyBot.

They have human support.

They have transaction resources.

They have education.

They have brokerage systems designed around conducting actual transactions rather than simply maintaining an active license.

We call our approach fanatical agent support.

Because saving money on your brokerage isn’t particularly useful if nobody answers when you actually need your broker.

What If You Don’t Want MLS Access at All?

Here’s where Easy Realty’s model becomes even more unusual.

MLS participation is optional.

Not every agent needs an MLS subscription.

Some agents sell constantly and couldn’t imagine operating without one.

Fine.

Other agents complete one or two transactions every year.

Some primarily work with people already in their sphere.

Some generate referral business.

Some represent buyers occasionally.

Some may acquire only an occasional listing.

Why should every one of those agents automatically buy exactly the same bundle of services?

We’ve explored this question in What Does MLS Optional Mean? and Do Real Estate Agents Need MLS Membership?.

For a low-volume agent, the economics can be particularly important. Our analysis of whether MLS membership is worth it for one or two transactions a year goes much deeper into that decision.

Easy Realty doesn’t make the decision for you.

You decide which tools your real estate business actually needs.

Can You List a Property Without Personal MLS Access?

Yes, there’s another option at Easy Realty.

An agent who doesn’t maintain personal MLS access can use Easy Realty’s Listing Coordination Service when appropriate.

For an agent-client listing, the Listing Coordination Service is priced at 0.03% of the sales price, or three basis points.

Instead of maintaining an MLS subscription throughout the year for something you rarely use, you have another way to address the occasional listing.

We’ve written a complete guide explaining how to list a property when you don’t maintain personal MLS access.

Again, it’s about choice.

What’s a Thompson Broker?

If you’ve been researching non-member MLS access, non-NAR brokerages or non-REALTOR brokerages, you’ll eventually encounter another term:

See also  How Much Does MLS Access Cost? MLS Fees Explained

Thompson Broker.

The terminology comes from an important chapter in real estate’s legal and association history.

We explain the modern model in What Is a Thompson Broker? and explore the much larger historical story in The REALTOR® Monopoly.

For today’s agent, the concept is relatively straightforward.

A licensed real estate professional doesn’t have to define their professional existence around membership in a private trade association.

A brokerage can operate outside that association structure.

MLS access can then be evaluated separately according to the requirements and options of the relevant MLS.

Easy Realty has taken that concept and asked a different question:

What happens when you stop treating the non-NAR brokerage as a fringe model and build a serious brokerage around it?

That’s what we’re doing.

Can I Quit NAR and Keep MLS Access?

This is one of the most important questions in the entire discussion.

Potentially, yes.

But there’s no universal answer because there isn’t one national MLS with one set of subscription rules.

The correct sequence is:

Your real estate license.

Your brokerage.

Your association membership or non-membership.

Your MLS and its rules.

They are related, but they aren’t the same thing.

If leaving NAR is the specific decision you’re considering, read Can You Cancel NAR and Keep Your MLS Access? next.

Can I Access MLS Without Being a REALTOR®?

Where your MLS makes an eligible non-member arrangement available and your brokerage structure supports it, potentially yes.

That’s the short answer.

The longer answer is precisely why this article exists.

You need both sides of the equation to work.

The MLS needs an appropriate participation or subscription route.

And you need the right brokerage.

What Is the Best Brokerage for Non-Member MLS Access?

We’ll happily put our hand up.

Easy Realty.

We’re specifically structured for agents who want an alternative to the traditional NAR-affiliated brokerage model.

In Florida, Easy Realty participates in Stellar MLS, BeachesMLS and Southwest Florida MLS in the Naples market.

MLS participation is optional for our agents.

There is no fee to join Easy Realty.

No monthly brokerage fee.

No annual brokerage fee merely to remain affiliated.

No minimum production.

Agents keep 100% commission and pay Easy Realty $495 when a standard sales transaction closes.

Agents also get an actual brokerage infrastructure behind them, including fanatical support, EasyBot and the Easy Realty Agent Hub.

We aren’t trying to become the cheapest place to dump an inactive real estate license.

We’re trying to build the best brokerage for agents who believe the industry’s traditional structure is no longer the only way to operate.

Non-Member MLS Access Is Really About Choice

That’s ultimately what this entire conversation comes down to.

Your license is one thing.

Your brokerage is another.

REALTOR® membership is another.

MLS access is another.

For a long time, the industry bundled those decisions together so tightly that many agents stopped realizing they were separate decisions at all.

They’re starting to separate again.

And that’s creating choices that agents didn’t previously realize they had.

You can choose whether REALTOR® association membership provides sufficient value for your business.

You can determine whether you actually need MLS access.

Where eligible, you can investigate non-member MLS access.

You can decide which recurring expenses genuinely contribute to your production.

And you can choose a brokerage whose business model aligns with those decisions.

If you’re searching for non-member MLS access, nonmember MLS access, a nonmember MLS subscriber, MLS access without REALTOR® membership, non-REALTOR MLS access, a non-NAR brokerage or a brokerage for non-member MLS access, you’ve already begun asking the right questions.

There’s just one more.

Which brokerage was actually built for this?

Join Easy Realty

You don’t just need non-member MLS access.

You need the right brokerage.
