Executive Summary

Can you keep Stellar MLS without belonging to a REALTOR® association? Yes, with the right brokerage structure. Can I Keep Stellar MLS Without REALTOR® Membership?

Yes. If your brokerage is structured correctly, Stellar MLS itself provides a path for non-REALTOR® MLS access.

It is called a Thompson subscription.

And if you’re a Florida real estate agent who has been paying local, state and national REALTOR® association dues primarily because you thought they were required to keep your Stellar MLS access, there is something important you need to know:

MLS access and REALTOR® membership are not the same thing.

This isn’t a loophole.

It isn’t something Easy Realty invented.

And in Florida, the history goes back decades.

In December 2025, Florida Realtors published its own explanation of the Thompson Broker model. The history traces back to the 1991 federal appellate decision in Thompson v. Metropolitan Multi-List, Inc.

So if you’re asking:

Can I keep Stellar MLS without REALTOR® membership?

Can I have Stellar MLS without board membership?

Can I leave my REALTOR® association and keep Stellar MLS?

Can I get Stellar MLS through a non-REALTOR® brokerage?

Those are legitimate questions.

And the answer starts with understanding something many agents were never taught.

Your Florida Real Estate License, REALTOR® Membership and MLS Access Are Different Things

They’ve traditionally been bundled so closely together that they can feel like one membership.

They’re not.

Your Florida real estate license is one thing.

Your brokerage affiliation is another.

Your MLS subscription is another.

Your REALTOR® association membership is another.

If you want the Florida-wide explanation first, read Keep MLS Access Without Paying REALTOR® Board Dues.

We’ve also covered the fundamentals in MLS Access for Non-REALTORS® and How MLS Access Works Without Association Membership.

But Stellar MLS gives us an especially clear example because Stellar itself uses the term Thompson subscription for its non-REALTOR® participation structure.

What Is a Stellar MLS Thompson Subscription?

A Thompson subscription is Stellar MLS’s non-REALTOR® subscription structure for agents affiliated with an eligible Thompson Broker.

That’s important.

Because the product you may actually need for your business is Stellar MLS access.

That doesn’t automatically mean the product you need is local, state and national REALTOR® membership.

But there is another critical part of the equation:

Your brokerage matters.

You should not simply cancel your association membership and assume your existing MLS arrangement will continue unchanged.

The broker’s participation structure matters.

If you want Stellar MLS access through the Thompson structure, you need to be affiliated with a brokerage that supports that structure.

That’s where Easy Realty comes into the picture.

Why Is It Called a Thompson Broker?

This is the history surprisingly few Florida agents know.

The term comes from Thompson v. Metropolitan Multi-List, Inc., a federal antitrust case decided by the U.S. Court of Appeals for the Eleventh Circuit in 1991.

And you don’t have to take Easy Realty’s word for it.

In December 2025, Florida Realtors published its own explanation of what a Thompson Broker means.

The case involved Fletcher Thompson, a real estate broker who wanted access to the local MLS without being required to join the local real estate board.

The resulting litigation addressed the tying of REALTOR® association membership to access to an MLS with significant market power.

That’s where the industry terminology Thompson Broker came from.

And because Florida is within the Eleventh Circuit, the decision has particular importance to Florida real estate professionals.

This Isn’t Just About Stellar MLS

This point matters.

The underlying Thompson issue was not invented by Stellar MLS.

That’s why Florida agents should understand the distinction between REALTOR® association membership and MLS access regardless of where in the state they conduct business.

The specific procedures and participation structures can vary between MLSs.

So don’t assume another Florida MLS operates identically to Stellar MLS.

But don’t make the opposite assumption either:

Don’t assume REALTOR® association membership and MLS access must always be purchased together simply because that’s how you’ve traditionally obtained them.

The broader Florida question is:

Are you paying REALTOR® association dues because you actually value REALTOR® membership, or because you believe the membership is inseparable from MLS access?

Those are two very different business decisions.

Can I Cancel ORRA and Keep Stellar MLS?

This is exactly the kind of question agents should be asking.

Maybe you’re paying REALTOR® association dues in the Orlando market, but your actual business requirement is simple:

I need Stellar MLS.

You may not want to give up Stellar MLS at all.

You may simply want to understand whether you need the traditional association structure surrounding it.

Don’t start by canceling memberships.

Start by understanding how your broker participates in Stellar MLS.

The better question is:

Can I affiliate with a Thompson Broker and obtain the Stellar MLS access my business needs without maintaining REALTOR® association memberships I don’t want?

Now you’re asking the right question.

If you’re seriously considering leaving NAR or changing your current association structure, read How to Cancel NAR Membership and Keep MLS Access in 2026 before making changes.

What About BeachesMLS?

South Florida agents are asking essentially the same question.

Can I keep BeachesMLS without REALTOR® membership?

That’s important because it demonstrates that this isn’t simply a weird Stellar MLS issue.

It’s part of the much broader question Florida agents should be asking about the relationship between their brokerage, MLS services and private association memberships.

If you work in South Florida, we built an entire companion article specifically for you:

Can I Keep BeachesMLS Without REALTOR® Membership?

That article looks specifically at BeachesMLS and the South Florida market.

Different MLS.

Different operational details.

Same fundamental question: what does your business actually need?

Don’t Confuse MLS Access With REALTOR® Membership

This is where the discussion becomes much simpler.

Ask yourself:

Do I need Stellar MLS?

If you’re actively listing and selling real estate throughout Stellar’s service territory, you very well may.

Then ask a second question:

Do I want REALTOR® association membership?

Maybe you do.

Maybe you value association education.

Maybe you participate in committees.

Maybe you use networking opportunities.

Maybe you value advocacy.

See also  Why Florida Agents Are Ditching NAR

Maybe you use association-provided products and benefits.

Maybe the REALTOR® brand is genuinely important to your business.

Fine.

Keep the membership.

But that’s different from saying:

“I have no choice because REALTOR® membership is the MLS.”

That’s the assumption you should investigate.

Does Thompson MLS Access Mean Stellar MLS Is Free?

No.

This is an important distinction.

Non-REALTOR® MLS access does not mean free MLS access.

Stellar MLS is still providing an MLS service.

The issue is whether you need to purchase additional REALTOR® association memberships alongside the MLS service.

That’s why an agent should separate the different costs:

MLS subscription

local association dues

state association dues

national association dues

lockbox or other services

brokerage expenses

Once you separate them, you can decide which expenses actually belong in your business.

If you’re trying to determine what an MLS really costs after everything is separated, read How Much Does MLS Access Cost? MLS Fees Explained.

Why Haven’t More Florida Agents Heard About Thompson Brokers?

This may be the most remarkable part of the story.

The Thompson litigation dates to 1991.

Yet plenty of Florida agents still hear the term Thompson Broker and say:

What the hell is that?

In fact, Florida Realtors used essentially that question as the title of its own 2025 article.

Why is the concept still unfamiliar?

Consider how most agents enter the industry.

Get licensed.

Choose a brokerage.

Join the local association.

Join the MLS.

Pay state dues.

Pay national dues.

Start selling.

Then renewal season arrives.

Pay everything again.

Eventually all those separate relationships begin to feel like one mandatory package.

That’s where the confusion starts.

We’ve addressed another side of this same problem in There Is No Such Thing as a “Licensed Realtor”.

Being a licensed Florida real estate agent and being a REALTOR® are different things.

Likewise, needing Stellar MLS access and choosing REALTOR® membership are different business questions.

Your Brokerage Is the Missing Piece

This is where the conversation becomes practical.

Discovering that Thompson participation exists isn’t enough.

You need the appropriate brokerage structure.

That’s why the question isn’t simply:

How do I cancel my board?

It’s:

Is my brokerage structured so I can operate without mandatory REALTOR® association membership while still obtaining the MLS access I need?

Easy Realty is a Florida non-REALTOR® brokerage.

That gives agents a different starting point when deciding which memberships and services their businesses actually need.

For more on that distinction, read Florida Brokerage Where Board Membership Isn’t Required.

What If I Don’t Need Stellar MLS at All?

Now we’re asking an even better question.

Not every Florida real estate agent needs personal MLS access.

For a productive listing or buyer agent working throughout a Stellar MLS market, direct MLS access may be essential.

But that’s not every agent.

Some agents primarily generate referrals.

Some close only one or two transactions a year.

Some have another full-time career.

Some work primarily with their personal sphere.

See also  Can Consumers Tell If Their Agent Is a Realtor?

Some want to keep their real estate business active so they’re ready when the right opportunity appears.

Those agents should run the numbers.

If you’re closing only occasionally, read Is MLS Membership Worth It for One or Two Deals a Year?.

If you’re considering eliminating MLS expenses entirely, read Life as a Real Estate Agent Without MLS Membership.

The point isn’t that everyone should drop Stellar MLS.

The point is:

You should decide whether your business actually needs it.

Before You Cancel Anything, Do Your Homework

Don’t blindly renew.

But don’t blindly cancel either.

Before changing your current memberships, determine:

  • Which MLS you actually need.
  • How your current broker participates.
  • Whether the relevant non-REALTOR® participation structure fits your situation.
  • What Stellar MLS itself will cost.
  • Which association products and services you currently use.
  • What benefits you would lose by ending association membership.
  • Whether your prospective brokerage participates appropriately in Stellar MLS.
  • How your transition should be handled before changing the existing arrangement.

Then make the decision.

Maybe you’ll discover your existing memberships provide tremendous value.

Keep them.

Maybe you’ll discover you’ve been paying for services you don’t use because you never realized the pieces could be evaluated separately.

Then you have a different decision to make.

Stop Automatically Paying the Renewal Bill

When another association renewal arrives, don’t treat it like a tax bill.

It’s a business expense.

Evaluate it like one.

Ask:

What am I paying?

What am I receiving?

What do I actually use?

What does my business actually need?

Which charges are MLS charges?

Which are association charges?

Could another brokerage structure change the equation?

If something generates enough value to justify the money:

Keep it.

If you’re paying simply because you’ve always paid:

Investigate.

Start With the Florida-Wide Picture

If you arrived here because you specifically searched for Stellar MLS without REALTOR® membership, this article gives you the Stellar-focused answer.

But the bigger issue extends beyond Stellar.

Our main guide, Keep MLS Access Without Paying REALTOR® Board Dues, looks at the broader Florida picture.

And if you’re a South Florida agent instead, go directly to Can I Keep BeachesMLS Without REALTOR® Membership?.

Together, the question is ultimately the same:

Which services does your real estate business actually need, and which memberships are you paying for simply because you’ve always paid them?

Keep Stellar MLS. Question Everything Else.

If Stellar MLS makes your real estate business better:

Keep Stellar MLS.

If REALTOR® membership creates genuine value for you:

Keep REALTOR® membership.

But don’t automatically pay local, state and national REALTOR® dues solely because nobody ever told you there might be another structure.

Understand what’s required.

Understand what’s optional.

Understand what each service costs.

Understand how your brokerage participates.

Then make the decision like the business owner you are.

If you’re ready to explore a Florida brokerage built around giving agents that choice, join Easy Realty with MLS access.

Keep the MLS you need.

Keep the memberships you value.

Stop paying for the ones you don’t.

It’s Easy.
