If you’re a Florida real estate agent wondering how to cancel your MLS membership, don’t start by simply refusing to pay the next bill.
Contact your MLS and follow its cancellation procedure.
The exact process depends on the MLS you belong to. Your MLS subscription, REALTOR® association membership, brokerage affiliation and Florida real estate license are separate relationships, and changing one may affect the others depending on your current arrangement.
So before you cancel anything, there’s a more important question to answer:
Why are you cancelling your MLS membership?
If you no longer use the MLS enough to justify the expense, you may not need to pay for it at all.
If you’re cancelling because you want to stop paying REALTOR® association dues, you may actually want to keep your MLS access and change the membership structure around it.
And if your current brokerage requires MLS participation, the brokerage may be the thing you need to change.
How Do You Cancel an MLS Membership?
There is no single statewide Florida cancellation process because MLS organizations establish their own membership, subscription and cancellation procedures.
That means your first step should be to identify exactly which MLS membership or subscription you want to cancel and review that MLS’s current cancellation requirements.
For example, BeachesMLS publishes specific cancellation guidance for different situations, including agents moving into referral arrangements, secondary members who do not want to renew and agents moving to another state.
The important part is to cancel intentionally rather than simply allowing your MLS bill to go unpaid.
If you’re already considering doing that, read our explanation of https://join.easy.realty/what-happens-if-you-dont-pay-mls-dues-florida/what happens if you don’t pay your MLS dues.
Can I Just Stop Paying My MLS Dues?
You can choose not to renew an MLS subscription, but simply ignoring an invoice is not the same thing as properly cancelling it.
Your MLS may have procedures for overdue accounts, suspension and reinstatement.
For example, Stellar MLS published a June 4, 2026 suspension date for accounts with unpaid 2026 invoices and stated that suspended accounts would also be assessed a $250 reinstatement fee.
That’s a good example of why deliberately cancelling something you no longer need is a better strategy than letting nonpayment make the decision for you.
If you’re questioning the expense in the first place, our guide to how much MLS access actually costs separates MLS subscriptions from the other expenses agents frequently pay alongside them.
Will Cancelling My MLS Cancel My Florida Real Estate License?
Your MLS subscription and Florida real estate license are not the same thing.
This is one of the most important distinctions for agents to understand.
Think of your real estate business as several separate relationships:
- Your Florida real estate license
- Your brokerage affiliation
- Your MLS participation
- Your REALTOR® association membership, if you have one
Because agents often establish these relationships together, they can feel like a single package.
They aren’t.
The more important question is whether your brokerage requires MLS participation.
Does My Brokerage Require Me to Have MLS Access?
That depends on the brokerage.
Some brokerage structures effectively expect participating agents to maintain particular MLS or association relationships.
Other brokerages give agents considerably more flexibility.
We’ve explored that difference in our comparison of MLS-optional versus MLS-required brokerages.
If you want to cancel the MLS but your current brokerage requires you to maintain it, your MLS subscription may not actually be the underlying problem.
Your choice of brokerage may be.
Can I Stay an Active Florida Real Estate Agent Without MLS Membership?
This is where Easy Realty deserves particular attention.
Easy Realty is a full-service Florida real estate brokerage where MLS participation is optional.
You do not have to personally subscribe to an MLS simply to keep your Florida real estate license affiliated with Easy Realty.
And you are not being pushed into a referral-only brokerage simply because you choose not to maintain MLS access.
You remain with a full-service brokerage.
You can represent our buyers and sellers.
You can take listings.
You can work with investors.
You can handle residential transactions.
You can handle commercial transactions.
And when referring a particular opportunity makes more sense, you can choose to refer it.
For a deeper explanation, read about Easy Realty’s MLS-optional Florida brokerage structure.
Why Would a Real Estate Agent Cancel MLS Membership?
For some agents, cancelling MLS access would make very little sense.
If you actively list properties and represent buyers throughout the year, direct MLS access may be one of the most valuable tools in your business.
But not every active real estate license belongs to a high-volume residential agent.
You might be:
- A part-time real estate agent
- A low-volume agent
- A commercial real estate agent
- An investor-focused agent
- An agent who primarily works from an existing sphere of influence
- An agent who primarily generates referrals
- Someone keeping an active license for occasional opportunities
In those situations, automatically paying for MLS access year after year deserves another look.
We’ve run through that decision in much greater detail in our analysis of whether MLS membership is worth it for agents closing only one or two deals a year.
Can I Still Represent Buyers Without My Own MLS Subscription?
This is an important question if you’re considering cancelling.
An occasional agent may not use the MLS every day, but that doesn’t mean the agent will never have another buyer opportunity.
We’ve examined the practical considerations separately in our guide asking whether you really need MLS access to represent buyers.
The purpose isn’t to persuade every agent to cancel the MLS.
It’s to make sure you’re paying for it because your business actually needs it, not merely because you’ve always assumed it was mandatory.
Can I Still Take a Listing Without Personal MLS Access?
This is another major concern for occasional and low-volume agents.
You may not want to pay recurring MLS costs throughout the year, but you also don’t want to give away a valuable listing opportunity when one suddenly appears.
Easy Realty has addressed that exact situation.
Our guide to listing a property without maintaining your own MLS access explains the alternative Easy Realty makes available to agents who occasionally need listing assistance.
That can dramatically change the calculation for an agent who gets an occasional listing rather than carrying MLS expenses continuously just in case a listing comes along.
Do I Need to Cancel My REALTOR® Membership Too?
Not necessarily.
Your MLS access and REALTOR® association membership should not automatically be treated as the same thing.
If your real objective is eliminating REALTOR® association dues while keeping MLS access, cancelling the MLS may be exactly the opposite of what you want to do.
We’ve written specifically about how Florida agents may be able to keep MLS access without paying REALTOR® board dues.
We’ve also explained how MLS access can work without joining a REALTOR® association.
This is why you should identify exactly which expense or membership you’re trying to eliminate before you start cancelling anything.
What If I Want to Cancel REALTOR® Membership but Keep MLS Access?
That’s a different strategy altogether.
Florida agents may have access to non-REALTOR® MLS participation depending on the particular MLS and brokerage structure.
The framework is closely associated with Thompson Brokers and the separation of MLS participation from mandatory REALTOR® association membership.
We’ve built a comprehensive resource explaining MLS access for non-REALTORS® in Florida.
So don’t cancel a tool you actually use because the expense you’re trying to eliminate is somewhere else.
What If I Use Stellar MLS?
If you use Stellar MLS, don’t assume dropping REALTOR® association membership necessarily means you must give up Stellar MLS.
We’ve addressed this specific question in Can I Keep Stellar MLS Without REALTOR® Membership?
This is another example of why it helps to separate three questions:
- Do I want MLS access?
- Do I want REALTOR® association membership?
- Does my brokerage support the combination I actually want?
Answer those questions before you cancel anything.
What If I Use BeachesMLS?
The same principle applies to BeachesMLS.
BeachesMLS publishes its own cancellation guidance, so agents planning to cancel should follow its current membership procedures rather than simply stopping payment.
If the problem is REALTOR® association membership rather than MLS access itself, first read our guide to keeping BeachesMLS without REALTOR® membership.
You might discover that the thing you want to cancel and the thing you want to keep aren’t as inseparable as you thought.
Do I Have to Move My License to a Referral Brokerage?
No.
This is where Florida agents can unnecessarily limit themselves.
An agent decides the MLS isn’t worth paying for anymore and starts looking for somewhere inexpensive to put the license.
Eventually, the agent finds a referral company.
But eliminating MLS expenses shouldn’t automatically mean giving up the ability to personally conduct real estate transactions.
We’ve compared these arrangements directly in MLS Optional vs Referral Status.
At Easy Realty, you can remain affiliated with a full-service brokerage while choosing whether personal MLS participation makes sense for your business.
What If I Mostly Refer Business Anyway?
That’s fine too.
You can refer opportunities when that’s the right decision without being forced into a business structure where referrals are all you’re expected to do.
Easy Realty believes the decision should belong to the agent.
Work the transaction yourself when that makes sense.
Refer it when that makes sense.
Maintain MLS access when the economics justify it.
Operate without personal MLS access when they don’t.
Your business may change from one opportunity to the next.
Should I Cancel My MLS Membership?
That depends entirely on how you conduct your business.
Before cancelling, ask yourself:
- How frequently do I actually use the MLS?
- How many transactions am I closing each year?
- What does my MLS access cost me annually?
- Am I paying REALTOR® association dues primarily because of my MLS arrangement?
- Does my brokerage require MLS participation?
- Could I accomplish what I need without maintaining my own subscription?
If you’re using the MLS regularly and getting real value from it, keep it.
Easy Realty isn’t anti-MLS.
We’re pro-choice.
Use the tools your business needs.
Don’t pay for tools your business doesn’t need simply because somebody else made them part of the package.
Maybe You Don’t Need to Cancel Your Career. Just Cancel the Expense.
Too many agents approach this decision as though dropping MLS access means stepping away from real estate.
It doesn’t have to.
With Easy Realty, MLS access is optional.
Full-service brokerage. Full support. Fanatical agent support.
You can keep your Florida real estate license active with the brokerage.
Represent our buyers and sellers.
Take listings.
Handle residential transactions.
Handle commercial transactions.
Work with investors.
Refer opportunities when you choose.
And maintain MLS access when you decide the value justifies the cost.
If you’re asking “How do I cancel my MLS membership?”, don’t stop there.
Ask one more question:
Why am I paying for MLS access if my real estate business doesn’t actually need it?
And if your current brokerage won’t give you the freedom to make that decision for yourself, maybe it’s time to change brokerages.
