If you’re paying REALTOR® association dues primarily because you believe they’re required to keep BeachesMLS access, stop and understand exactly what you’re paying for before you automatically renew.
Your Florida real estate license, your brokerage affiliation, your BeachesMLS subscription and your REALTOR® association membership are not the same thing.
They may have been presented together.
They may appear together on your renewal paperwork.
You may have paid them together for years.
But that doesn’t make them the same product.
So if you’ve been searching:
Can I keep BeachesMLS without REALTOR® membership?
Can I keep BeachesMLS without paying board dues?
Can I cancel REALTOR® membership and keep BeachesMLS?
Can I access BeachesMLS through a non-REALTOR® brokerage?
Can I leave NAR and keep BeachesMLS?
You’re asking exactly the right questions.
BeachesMLS Access and REALTOR® Membership Are Different Things
Let’s start with the fundamental distinction.
A Florida real estate agent can have several different relationships:
Your Florida real estate license.
Your brokerage affiliation.
Your MLS subscription.
Your local REALTOR® association membership.
Your Florida Realtors® membership.
Your National Association of REALTORS® membership.
Those things have traditionally been bundled so closely together that agents often think of them as one package.
They’re not.
If you want the Florida-wide explanation first, read Keep MLS Access Without Paying REALTOR® Board Dues.
That is our main guide to understanding why MLS access, brokerage affiliation and REALTOR® association membership should be evaluated separately.
If you need BeachesMLS to conduct your business, that’s one decision.
Whether you want to maintain local, state and national REALTOR® memberships is another.
Understanding the difference could change how you look at your next renewal.
What Do You Actually Need From BeachesMLS?
Strip everything else away for a minute.
What are you trying to buy?
If your answer is:
“I need BeachesMLS to run my real estate business.”
Great.
That’s the requirement we should start with.
Then separate that requirement from everything else you’re currently paying for.
Ask:
What am I paying for BeachesMLS itself?
What am I paying for local REALTOR® membership?
What am I paying for Florida Realtors® membership?
What am I paying for NAR membership?
Which of those products and benefits do I actually use?
Instead of looking at the entire package as a single unavoidable cost of doing business, look at each component individually.
That’s what business owners do with every other expense.
Your real estate memberships should be no different.
What Does a Thompson Broker Have to Do With BeachesMLS?
This is where the story gets interesting.
A Thompson Broker generally refers to a non-REALTOR® real estate broker participating in an MLS without being required to belong to the REALTOR® association.
The terminology traces back to Thompson v. Metropolitan Multi-List, Inc., a federal antitrust case decided by the U.S. Court of Appeals for the Eleventh Circuit in 1991.
And this isn’t simply Easy Realty’s interpretation of real estate history.
In December 2025, Florida Realtors published its own explanation of what a Thompson Broker means.
The case involved Fletcher Thompson, a real estate broker who wanted MLS access without being required to join the local real estate board.
The resulting litigation addressed tying REALTOR® association membership to access to an MLS with significant market power.
Florida is within the Eleventh Circuit.
That’s why Florida real estate agents should understand the Thompson Broker concept, whether they’re doing business in Orlando, South Florida or another market in the state.

This Isn’t Just a BeachesMLS Question
That’s an important point.
The broader issue isn’t:
“Is BeachesMLS somehow different?”
The bigger issue is:
“What is the relationship between MLS access, association membership and my brokerage?”
Central Florida agents are asking exactly the same question about Stellar MLS.
In fact, we’ve built a dedicated companion guide for them:
Can I Keep Stellar MLS Without REALTOR® Membership?
Stellar MLS has its own participation structure and procedures, so you shouldn’t assume BeachesMLS works identically.
But the underlying business question is the same:
Are you paying REALTOR® dues because you actually value REALTOR® membership, or because you’ve assumed those dues are inseparable from MLS access?
That’s the distinction every Florida agent should understand.
Can I Cancel REALTOR® Membership and Keep BeachesMLS?
Here’s where we need to slow down.
Don’t take this article to mean:
“Cancel everything today and your BeachesMLS account will automatically remain exactly as it is.”
That’s not the point.
Your broker matters.
Your MLS participation arrangement matters.
And the procedures applicable to your situation matter.
Before terminating anything, determine exactly how your current BeachesMLS access is structured and what would have to change if you moved to a non-REALTOR® brokerage.
The better question isn’t:
“Can I just cancel the board?”
It’s:
“Can I structure my brokerage affiliation so I maintain the MLS access my business needs without paying for REALTOR® memberships I don’t want?”
Now you’re asking the right question.
If you’re seriously considering leaving the traditional association structure, read How to Cancel NAR Membership and Keep MLS Access in 2026 before changing anything.
Your Brokerage Is the Missing Piece
This is where agents often get tripped up.
Discovering that MLS access and REALTOR® membership are different things only solves part of the problem.
Your brokerage matters.
A REALTOR®-affiliated brokerage and a non-REALTOR® brokerage can create different membership considerations for affiliated agents.
That’s why you shouldn’t simply focus on:
Which board should I cancel?
Look upstream.
Ask:
How does my brokerage participate?
Does my brokerage require REALTOR® membership?
What MLS access arrangements are available through that brokerage?
Would moving to a non-REALTOR® brokerage change my options?
Easy Realty operates as a non-REALTOR® Florida brokerage.
That gives our agents a different starting point when deciding which memberships and services their individual businesses actually require.
For more on that distinction, read Florida Brokerage Where Board Membership Isn’t Required and MLS Access for Non-REALTORS®.
REALTOR® Membership Might Be Worth Every Penny to You
Let’s be very clear about this.
This isn’t an argument that REALTOR® membership has no value.
You may love your association.
Maybe you use its education.
Maybe you participate in committees.
Maybe networking generates business.
Maybe you value political advocacy.
Maybe you use association-provided products and services.
Maybe being a REALTOR® is an important part of your professional identity.
Great.
Keep it.
Paying for something because it creates value is completely different from paying for something because you believe you have no choice.
There’s a huge distinction between:
“I’m a REALTOR® because I value the membership.”
and:
“I’m paying REALTOR® dues because I thought I’d lose BeachesMLS if I didn’t.”
The first is an informed business decision.
The second is an assumption worth investigating.
BeachesMLS Without REALTOR® Membership Does Not Mean Free MLS
This is another important distinction.
We’re discussing MLS access without mandatory REALTOR® association membership.
We’re not saying MLS access is free.
There may still be MLS subscription fees, application costs or other charges.
The objective isn’t:
Pay nothing.
The objective is:
Understand what you’re paying for.
There’s nothing unreasonable about paying BeachesMLS for MLS services that create value for your business.
What you should question is whether you’re paying for additional memberships simply because you assumed they were inseparable from the MLS.
If you’re trying to understand the numbers, read How Much Does MLS Access Cost? MLS Fees Explained.
Don’t Confuse “MLS Only” With “No REALTOR® Membership”
Terminology can make this subject more confusing than it needs to be.
You may encounter terms such as:
MLS only
non-member MLS
non-REALTOR® MLS access
Thompson Broker
Thompson subscriber
These concepts may overlap, but don’t automatically assume that every MLS uses the same terminology or offers an identical participation arrangement.
That’s why we’ve also published Non-Member MLS Access: MLS Access Without REALTOR® Membership and Can You Join MLS Without Joining a REALTOR® Association?.
Understand the specific arrangement that applies to you before changing memberships.
Why Haven’t More Florida Agents Heard About Thompson Brokers?
That’s one of the strangest parts of this entire conversation.
The litigation behind the Thompson Broker terminology dates to 1991.
Yet plenty of Florida agents can spend years in the industry without ever hearing the term.
Think about how most agents enter real estate.
Get licensed.
Choose a brokerage.
Join the local association.
Join the MLS.
Pay state dues.
Pay national dues.
Start selling.
Then renewal season arrives.
Pay everything again.
Eventually all those separate relationships start feeling like one mandatory package.
Nobody stops to separate them.
That’s where the confusion begins.
We’ve addressed another version of the same misunderstanding in There Is No Such Thing as a “Licensed Realtor”.
Being a licensed Florida real estate agent and being a REALTOR® are different things.
Likewise, needing BeachesMLS and choosing REALTOR® membership should be understood as different questions.
What If You Don’t Actually Need BeachesMLS?
Now we’re getting to an even more interesting question.
Maybe you’ve been focused on:
How do I reduce what it costs to maintain BeachesMLS?
But what if the better question is:
Do I personally need BeachesMLS at all?
If you’re an active South Florida listing agent or buyer agent who uses BeachesMLS constantly, direct access may be a critical business tool.
Keep it.
But that’s not every agent.
Some agents close one or two transactions a year.
Some primarily generate referrals.
Some have another full-time career.
Some work almost entirely from their sphere.
Some simply want to maintain an active Florida real estate business so they’re ready when an opportunity comes along.
Those agents should run the numbers.

And if you’re wondering whether you can operate without personal MLS access altogether, read Life as a Real Estate Agent Without MLS Membership.
The point isn’t:
Drop BeachesMLS.
The point is:
Make BeachesMLS earn its place in your business like every other recurring expense.
Don’t Automatically Pay the Renewal Bill
A membership renewal isn’t a tax bill.
It’s a business expense.
Treat it like one.
Ask:
What does this cost?
What am I receiving?
Do I actually use it?
Do I need it?
Which charges are for BeachesMLS?
Which charges are for association membership?
Which benefits would I lose if I changed my membership?
How does my brokerage affect my options?
Could another brokerage structure better match the way I actually conduct business?
If you’re paying for something that makes your business better, keep paying for it.
If you’re paying solely because you’ve always believed there was no alternative, investigate.
Before You Cancel Anything, Do Your Homework
Don’t blindly renew.
But don’t blindly cancel either.
Before changing anything, determine:
- Which MLS access your business actually needs.
- How your current brokerage participates.
- What options apply under the relevant MLS arrangement.
- What MLS-related charges would remain.
- Which REALTOR® association benefits you currently use.
- What services or products you would lose by leaving.
- Whether a prospective brokerage supports the MLS access you need.
- How the transition should be handled before ending an existing membership.
Then make your decision.
Maybe you’ll discover your existing association membership delivers tremendous value.
Keep it.
Or maybe you’ll discover you’ve been paying for services you don’t use because you never separated those services from your MLS access.
Then you have another option to consider.
Start With the Florida-Wide Picture
If you arrived here because you specifically searched for BeachesMLS without REALTOR® membership, this article is the South Florida piece of a bigger conversation.
Our main statewide guide is:
Keep MLS Access Without Paying REALTOR® Board Dues
If you’re operating in a Stellar MLS market, the companion article is:
Can I Keep Stellar MLS Without REALTOR® Membership?
Different markets.
Different MLS arrangements.
Same business principle:
Understand exactly what your business needs before automatically paying for everything that’s traditionally been bundled around it.
Easy Realty Gives Florida Agents Another Choice
Easy Realty believes agents should be able to choose the services that fit the businesses they’re actually running.
Some agents need MLS access.
Some don’t.
Some agents are full-time producers.
Some are part-time.
Some primarily generate referrals.
Some may go months without a transaction.
Different businesses have different requirements.
That’s why Easy Realty operates with MLS optionality, no mandatory REALTOR® association membership, 100% commission, and no monthly or annual brokerage fees merely to remain affiliated.
If you need MLS access, that can be part of the conversation.
If you don’t need personal MLS access, you shouldn’t have to maintain it simply because everybody else does.
Keep BeachesMLS. Question Everything Else.
If BeachesMLS makes your South Florida real estate business better:
Keep BeachesMLS.
If REALTOR® membership creates genuine value for you:
Keep REALTOR® membership.
But don’t automatically pay local, state and national REALTOR® dues solely because nobody ever told you there might be another structure.
Understand what’s required.
Understand what’s optional.
Understand the services you’re actually using.
Understand how your brokerage participates.
Then make the decision like the business owner you are.
